The brief
Side-by-side duplex on a 30 ft wide, 90 ft deep city lot, one shared middle wall: two mirrored 15 ft wide single-floor units, each with living room and kitchen at the street, two bedrooms and one bathroom behind, and its own small back patio
The drafter's notes
What the AI drafter reported when it finished, unedited.
I've drawn the duplex floor plan and saved it as plan.dxf, in feet and inches. I checked it once after the walls and once at the end. The end check only showed that all the parts were there. I didn't open the door swings up close, so the hinge side and swing direction of the hall doors are the first thing to check.
- Lot: 30 x 90 ft, with the street on the south side. The building is 30 x 51 ft and stands 10 ft back from the street.
- Grid: A, B and C run across the width (B is the shared middle wall). Lines 1 to 4 run front to back, on the back wall, behind the bedroom 2 wall, behind the kitchen and on the front wall.
- Two mirrored 15 ft units, A and B. Each has, from the street back:
- living room, about 207 sq ft
- kitchen with counter, sink, stove, fridge and a table, open to the living room, about 135 sq ft
- a hall along the middle wall
- bathroom with shower, toilet and basin, about 79 sq ft
- bedroom 2, about 98 sq ft
- bedroom 1 across the back, with a closet and a sliding door to the patio, about 135 sq ft
- walled back patio, about 161 sq ft, with a garden tree beyond it
- Also on the drawing: front entry doors, windows, room tags with numbers and areas, a room schedule (total 1,630 sq ft), dimension chains, a floor level marker, a north arrow, the title and a legend.
- Layers:
- walls: A-WALL and A-WALL-PATT
- doors and windows: A-DOOR and A-GLAZ
- furniture, fixtures and plants: A-FURN, A-FLOR-FIXT and A-PLNT
- grid: A-GRID
- notes and symbols: A-ANNO-TEXT, A-ANNO-DIMS and A-ANNO-SYMB
Assumptions I took:
- Wall thicknesses: 0.15 m outside, 0.20 m for the shared middle wall, 0.12 m inside, and thin walls around the patios.
- Building placement: the building runs the full lot width with no side setbacks, and there is a 10 ft front yard.
- Room arrangement: the units are only 15 ft wide, so I put the two bedrooms one behind the other off a hall rather than side by side.
- Windows: the side windows are on the outer walls, away from the shared wall.
